Cost Plus means you agree to pay the builder for materials and labor plus the amount of their builder fee. Sometimes they will offer a "discount" for this. However, you assume the risk of the project going over budget. Statistically, cost plus contracts go way over budget by an average of 30%! That means you have to cough up more money to finish. The builder and owner relationship is incredibly important. We've all heard the nightmare stories of builds gone wrong. Most of those could easily be avoided if you take your time, ask the right questions, and feel confident based on real data. Unfortunately, many people simply choose the builder with the lowest quote. This is often a recipe for disaster. The Consult, Design, and Contract may take 4-12 months, and the Build may take 6-12 months. This is dependent on many factors, including the size of the home, custom features, weather, supply availability, etc. We will give your build the priority it deserves and guide it through to quality completion. We also offer an "On-time Completion Guarantee," meaning we write the time into the contract and guarantee it will be done on that schedule or we compensate you.
